Home loan calculators
General calculators to help you plan. For an indicative borrowing capacity matched to specific lenders based on your situation, use the home loan comparison tool.
Xandii calculators
Quick, no-sign-up estimates. The maths runs in your browser, and the numbers you enter are not sent anywhere. We record only which calculators get used, so we know which ones are worth improving.
Loan repayments
Estimate the monthly principal-and-interest repayment on a loan, plus the total interest and total cost over the term.
Indicative estimate based on what you entered, not a quote or an offer of finance. Assumes a constant interest rate and principal-and-interest repayments over the full term. A per-repayment fee is added to each repayment; a per-year fee is divided evenly across the year’s repayments.
Refinance savings
Compare your current loan against a new rate over the remaining term to see the estimated monthly saving, interest saved, and how long it takes to recoup any switching cost.
Indicative estimate based on what you entered, not a quote or an offer of finance. Compares both loans over the same remaining term and assumes constant rates. Break-even is how long the monthly saving takes to recoup the switching cost.
Offset savings
See how a balance kept in an offset account (a savings account linked to your loan that reduces the interest charged) could cut your interest and shorten your term.
Based on keeping $50,000 in the offset for the life of the loan. In practice the balance moves, so your actual saving depends on your average offset balance over time.
Indicative estimate based on what you entered, not a quote or an offer of finance. Assumes a constant interest rate with repayments kept at the standard amount.
Pay it down faster
See how extra repayments could shorten your loan term and reduce the total interest you pay.
Indicative estimate based on what you entered, not a quote or an offer of finance. Assumes a constant interest rate, principal-and-interest repayments, and the extra amount paid on every repayment for the life of the loan.
Stamp duty and purchase costs
Estimate the stamp duty (the state or territory government tax on a property purchase) for any state or territory, plus your total upfront cost. Also lives on its own page you can link to or bookmark.
Upfront costs, itemised
Edit the estimates to match your own quotes. Rows marked EST are estimates, not fixed charges.
Government
A discharge of mortgage is the fee to remove an existing home loan from the title, common when you sell to buy or refinance. We assume one; remove it if you have no loan to close out.
Conveyancing
Lender fees
Application, valuation and settlement fees vary by lender and loan, so we start at $0. A Xandii broker can confirm what your lender charges.
How this is calculated
Stamp (transfer) duty comes from New South Wales's published duty scale for your purchase price and how you'll use the property.
We add the land titles office charges (land transfer registration, mortgage registration, and one discharge of mortgage unless you remove it), plus editable estimates for conveyancing, lender fees and anything you add yourself.
Figures are indicative for the standard residential case and assume you meet the eligibility for any concession or grant shown. A broker confirms your exact costs.
Indicative estimate based on what you entered, not a quote or an offer of finance. Stamp duty (transfer duty) is the state tax on buying property. Covers the standard residential case only. It does not include off-the-plan reductions, or pensioner, seniors or other concessions we don't model. Duty figures from New South Wales's revenue office, effective 2026-07-01.
