How this is calculated

Stamp (transfer) duty comes from New South Wales's published duty scale for your purchase price and how you'll use the property.

We add the land titles office charges (land transfer registration, mortgage registration, and one discharge of mortgage unless you remove it), plus editable estimates for conveyancing, lender fees and anything you add yourself.

Figures are indicative for the standard residential case and assume you meet the eligibility for any concession or grant shown. A broker confirms your exact costs.

What the estimate includes

Stamp duty, also called transfer duty, is charged by the state or territory where you buy. The estimate uses the purchase price, property location and type, how you will use the property, and whether you are a first home buyer or foreign buyer.

The calculator adds land transfer and mortgage registration fees, plus one mortgage discharge fee by default. Remove the discharge fee if you have no existing home loan to close out. You can edit the estimates for conveyancing and lender fees, and add other purchase costs.

Any first home buyer concession or grant shown depends on meeting its eligibility rules. Rates and schemes can change, and some concessions are not modelled, so use the result as an indicative guide and confirm the current amounts before relying on them.
